Anglesey Holiday Cottages

Contract
The contract is for a short-term holiday rental of the property specified on the booking form made between the guest and the owners of The Barn at Cae Bach (“the owners”), Richard and Sally Hogg, binding from such time that booking is made and inclusive of all the following conditions.

By making a booking the guest contracts on behalf of himself/herself and all those in his/her party and represents that he/she has the authority to accept these conditions on behalf of and binding upon all guests in his/her party.

Bookings are accepted on the understanding that the property is taken for holiday purposes only and that, excepting babies, the number of people in each property is limited to that entered on the booking form.

The client and any friends or family of the guest visiting the property while the guest is staying there must adhere to the conditions of this contract. If inviting friends to visit the guest must first seek the permission of the owners.

Payment
A deposit of £75 is payable on booking if the booking is made more than 42 days before the start of the rental. Bookings are provisional until a deposit is received and are held for 48 hours. The balance shall be payable 42 days before the commencement of the rental. Non-payment of the balance of the rent on or after the due date may be construed as a cancellation of the contract by the guest..

Cancellation
In the event of a cancellation within 42 days of your stay, the total cost is payable. If cancellation is made prior to 42 days of your stay, £75 (i.e. the deposit) is payable.

Any cancellation made by the guest for whatever reason shall be in writing and addressed to the Cae Bach, Llynfaes, Tyn Lon, Isle of Anglesey, LL65 3BJ. On receipt of the notice of cancellation The Barn at Cae Bach will seek to re-let the property for the period of booking. If a re-letting is achieved, The Barn at Cae Bach will refund money already paid by the guest less rent for any part of the period which was not able to be re-let and less an administrative charge of £75 (the deposit). As a gesture of goodwill, this depsoit will be held for a period of 12 months and be allowable against a future reservation with us. However, the guest is strongly advised to take out holiday cancellation insurance.

Period of Hire
Rentals for the Sunset Cottage and Sunrise Cottage commence at 3.00 pm on the day of arrival and terminate at 10.00am on the day of departure.

The arrival time should be arranged in advance. The guest should arrange an estimated time with the Owners and inform them of any changes to that time to ensure somebody is available to show the guest into the property.

Right of Entry
Whilst respecting the reasonable privacy of the guest(s), the owners of Cae Bach reserve the right to access all properties at all times, if necessary, for repairs and emergencies.

Care of the Property
The guest(s) shall take all reasonable and proper care of the property and its furniture, pictures, fittings and effects in or on the property and leave them in the same state of repair, condition, cleanliness and tidiness as at the commencement of the rental period.

Breakages or Damage
The guest is required to inform the owner of any damage or breakage in or around the property promptly so that it can be repaired and replaced for the next guests. The client is bound to reimburse the owners for replacement, repair or extra cleaning costs where reasonably demanded by the owners for damage caused by the guest(s).

Smoking Policy
Smoking is not permitted anywhere within the The Barn at Cae Bach – including the balcony. For the care of future guests, if you smoke in your cottage your booking will be terminated with no refund of accommodation costs or supplements. Smoking is permitted outside of the property.

Pets
We regret that we are unable to accommodate dogs or pets of any other description but we do allow people who need to use assistance dogs (such as visually impaired people) to be accompanied by their dogs.

Non-availability of Accommodation
We will only cancel your holiday if your accommodation becomes unavailable for reasons beyond our control. We will attempt to find you alternative local accommodation of a similar standard however our liability will not extend beyond this. A full refund of all payments made by the guest will be made within 7 days via bank transfer in GBP. No allowance can be made for variation in global exchange rates.

Discrimination
It is the policy of The Barn at Cae Bach not to discriminate on the grounds of race, ethnicity, gender, age, religion, marital status, disability or sexual orientation. Guests and all staff or sub-contractors engaged by or on behalf of The Barn at Cae Bach are expected to adhere to this policy and we may, without incurring any liability, remove from the property any person or persons offending against this policy.

Guest Behaviour
Guests are requested to keep noise levels and behaviour to an acceptable level for the sake of others staying in The Barn at Cae Bach.

We reserve the right to judge acceptable levels of noise or behaviour of guests, who upon request must curtail their behaviour to an acceptable standard. In the event of failure to comply with management requests, we may terminate the booking immediately and request the offending guests to leave without any refund or compensation.

Privacy Policy
Any data collected during the course of this booking will be stored on our computers and/or websites that we have secure private access to. With your permission we may from time to time contact you about promotions and offers.

We will not share your details with any third-party.

Access Statement
The Barn at Cae Bach is an old building and as such was built without any thought for access. We have tried to make both cottages as accessible as possible and have highlighted the individual points for each cottage below.

Parking is to the front of the property and there is a short walk to the front door. From the driveway there is a step into the porch and a further step into the Cottages.

Sunrise Cottage – Both bedrooms are accessed from the lounge via 2 stairs. The main bedroom is then accessed by staircase with handrail. The kitchen/dining area is accessed via 2 stairs. The back door is accessed by 1 step. The shower is raised and accessed by 1 step.

Sunset Cottage – Both bedrooms are accessed from the lounge via 2 stairs. The kitchen/dining area is accessed via 1 small step. The back door is accessed by 1 step. The shower is raised and accessed by 1 step.

Liability
The owners of The Barn at Cae Bach are not liable for any loss or damage to any guest’s property or any property belonging to a member of the guest’s party howsoever caused.

The guest or members of his/her party cannot hold the owners of The Barn at Cae Bach liable for any personal injury/death howsoever sustained where the owners and/or their employees have used reasonable skill and care; and/or where caused by the fault of the person(s) affected or any member(s) of their party (including inadequate supervision of children); and/or where caused by the fault of a third-party, and/or where caused by an event that could not have been reasonably foreseen or avoided.

Law and Jurisdiction
This Booking Contract (including any non-contractual obligations arising under or in relation to this Booking Contract) between you and us is governed by the law of England and Wales and we both agree that any dispute, matter or other issue which arises between us will be exclusively dealt with by the Courts of England and Wales.

Miscellaneous
You may not transfer your Booking or any rights and responsibilities under this Booking Contract to any other person, without our prior written consent. If at any time any part of this Booking Contract is held to be unenforceable for any reason under any applicable law, that part shall be deemed omitted and the enforceability of the remaining parts shall not in any way be affected by that omission. This Booking Contract, together with the Cancellation Policy and our confirmation email contain the entire agreement between us and you relating to the Booking and shall supersede any previous agreements, arrangements or discussions between you and us, whether oral or in writing. No representation, undertaking or promise shall be taken to have been given or be implied from anything said or written in negotiations between you and us prior to receiving the confirmation email except as expressly stated in this Booking Contract. Neither you nor us shall have any remedy in respect of any untrue statement made by the other upon which that party relied in entering into this Booking Contract (unless such untrue statement was made fraudulently) and that party’s only remedy shall be for breach of contract as provided in this Booking Contract. We will not be in breach of this Booking Contract, or otherwise liable for any failure or delay in performance, arising from any circumstances beyond our reasonable control including, without limitation, flood, fire, explosion or accident.
